Tim Barclay advises clients on a range of commercial property matters, including acquisitions and disposals, commercial developments, leasing and social infrastructure projects. He has expertise in compliance matters which are relevant to property transactions, in particular the Overseas Investment Act and New Zealand’s financial markets legislation. He is well regarded for tailoring property solutions that suit the commercial needs of his clients in a pragmatic manner.  

Tim acts for listed corporates, fund managers, developers, private investors and community housing providers. Tim has particular expertise in the hotel sector where he acts for hotel developers and managers on projects throughout New Zealand. He also has particular expertise in social housing, and acts for two of the largest social housing landlords in New Zealand, who between them provide homes for over 4,000 families.

  • Acted for Mainland Capital in respect of the acquisition and development of commercial, industrial and retail assets throughout New Zealand, including all associated capital raising, financial services compliance and debt financing.
  • Acted for Te Toi Mahana, the community housing provider established by Wellington City Council in respect of its 35 year lease of 1,700 social housing units from the Council and all associated arrangements for the establishment and capitalisation of the new CHP.
  • Acted for ASX listed Elanor Investors Group in respect of transactions involving major shopping centres in Christchurch.
  • Acted for an ultra-high net worth investor on the acquisition of over $200m of real estate throughout New Zealand, comprising forestry, commercial, industrial, tourism, retail and medical assets spread from Northland to Central Otago.
  • Acted for NZX listed Scales Corporation on the acquisition and sale of substantial orchards situated in Hawkes Bay by its subsidiary Mr Apple New Zealand.
  • Acted for the developer of a $100m specialised petfood processing and canning facility in Hawkes Bay, including its lease to Ziwi petfoods, all associated financing and exit and joint venture arrangements with Hapai group.
  • Acted for Ōtautahi Community Housing Trust on its leasing of Christchurch City Council's social housing portfolio (2,300+ homes), its acquisition and development programme and in the establishment of different affordable ownership models.
  • Acted for Sarin Group on hotel development projects and acquisitions throughout New Zealand, including its recent acquisition of the Doubletree Wellington hotel in Lambton Quay.
  • Acted for NZX listed Goodman in respect of its Christchurch leasing and development activities, and eventual sell down of those assets for $150m+.
